Charming apartments by the river Würm

In a particularly idyllic location of Obermenzing, we are currently developing an elegant multi-family villa with lift and underground parking. EDITION AW18 is being built in a low-traffic residential street – in the first row of buildings by the river Würm and only a few minutes' walk from Blutenburg Castle.

The newly constructed property consists of two composite structures and comprises ten apartments. On the ground floor there are four high-quality garden apartments, each of which has its own private garden for exclusive use. The apartments on the first floor of the new building are provided with spacious loggias and balconies. The elevated view of the Würm and the surrounding gardens with their old tree population is particularly attractive here.

A highlight are the spacious apartments on the second floor, each of which is accessible via a private entrance in the lift. Two large sun terraces provide a magnificent view over the recreation area around the river Würm. Following the surrounding buildings in the historically grown town centre of Obermenzing, EDITION AW18 was designed with two modern gabled roofs, which are shifted towards each other and underline the spaciousness of the top floor apartments: The shape of the roofs results in a high air space of up to four metres in the living areas, which can optionally be used by installing an additional gallery level.

ROOm For Personality

The elegant apartments feature approx. 69 m² to approx. 212 m² and can be realized with an open or closed kitchen. Large living areas open up to terraces and loggias with floor-to-ceiling glazing, connecting the apartments with its lush green surroundings. Indoors, noble materials are used. Many materials can be selected by the owners of the respective apartments, taking into account the spatial planning - from the choice of woods and tiles for floors and walls to the equipment of the sanitary areas and wellness bathrooms. There is a choice of different designs and sizes with matching fittings in numerous styles. For the living areas, for example, real wood parquet floors in oak are available in various surfaces. In bathrooms, kitchens and hallways, tiles or fine stone are available in seven colour variations.

Living by the river Würm

Over the centuries Obermenzing was a centre of life for the wealthy Munich upper class. And even today the historically grown quarter in the west of Munich is still a preferred residential area for well-off entrepreneurs or academics who find plenty of tranquility and space to relax and enjoy their leisure time in a natural environment in the immediate vicinity of the city. The quite residential quarter with its charming village centre and historic courtyards has charming parks and a spacious river landscape along the Würm, inviting for long walks and leisure activities. At the same time, Obermenzing offers a well-developed infrastructure that makes everyday life easier with short distances: There are kindergartens and schools, sports clubs, doctors and pharmacies as well as, especially with the Pasing Arcaden, shopping facilities for every need.
