The residential quarter was laid out as a park by Count Montgelas in 1805 and is today appreciated by numerous public figures for its tranquility and privacy. With our EDITION AS33, we have realized a particularly high quality multi-family villa.
The new villa was built in a residential street with little traffic – embedded between representative private villas and vis-à-vis an extensive park, which extends with picturesque hiking trails and a watercourse, the Brunnbach, from Montgelasstraße to Grüntal. The architecture of the building takes up the idyllic location and incorporates its surroundings through precisely staged views. Room-high, elaborately manufactured windows with threshold-free lift-and-slide doors bring nature into the house and direct the view into the greenery. Extensive terraces and loggias create additional recreational spaces for spending time outdoors.
The east-facing residential units offer an unobstructed view of the evergreen parkland of the Brunnbachauen. The west-facing apartments open onto the large garden area, which is surrounded by old trees in the neighboring gardens. The open spaces allow plenty of light and sun to enter the large living areas. Special details include the bronze-colored steel railings, which were specially designed by the architects and integrated into the facade concept. The rooftop terrace in the penthouse can be reached via its own elevator, thus being – like all the residential units in the new building– accessible without thresholds.
